Space in large 2b/2b apartment right near engineering campus - rooming with PhD student

The whole apartment is 2 bed/2 bath, with a large kitchen, dining room, living room, balcony, and in-unit washer/dryer. It's located on the third floor of the building, but unfortunately, there is no elevator in the building. All in all, the total... square footage of the apartment is 1350 sq ft, so there is a lot of space, and it's a lovely space, which is why I'm planning to stick around.

The apartment is located right next to the engineering part of the Danforth campus. It only takes me about 3 minutes by walking to get onto the campus. From the apartment, there are multiple bus/shuttle stops in close range, and the Skinker Blue Line station right by. Forest Park and the Delmar Loop are both within easy walking distance, and grocery stores on Olive and Clayton are not too far away.

The price I listed above would be for half of the rent (total is $1975 per month). On top of that, per person/per month, Wifi is $50, and energy is between $50 and $125, depending on the time of year.

I'm looking to sign a lease with a roommate to go for at least one year, ending in late May or late June 2025. It starts at the end of May (22nd), but I'm flexible on moving in if June 1st is better.

The property maintenance is done through Quadrangle Housing.

I'm pet friendly, with no pets of my own, and the building allows them, but you would be responsible for paying any pet fees. I don't know what the cost is for that at the moment, but I can ask the leasing agent if needed.

Parking is street only, but there is usually enough room on Skinker/Pershing/Waterman to park.

I will be double-checking with my current roommate about what furnishings she will be leaving behind, but it would most likely be all of it. I own all of the furniture in the shared spaces, and my roommate may ask for the bedroom items to be purchased from her.

It is also possible to have two people renting the bedroom together (a couple etc.), and I'm not opposed to this. We can discuss the specifics of rent splitting later on.

Side note: I'm gay, so this is certainly a queer-friendly space. I also am a Ph.D. student, so I do work 5-6 days a week and would prefer relative peace on most weekday nights, but having people over is certainly always an option.
