If you're considering living at Piazza or any 2B-managed property in St. Louis, I urge you to read this carefully. My experience was overwhelmingly negative, and I cannot recommend renting here.
First, some positives: the maintenance team, Abel and Calvin, are fantastic, going above and beyond. Major, the leasing agent, is professional and respectful. Unfortunately, their efforts are undermined by the property manager, Emily, whose decisions ultimately dictate the experience.
Emily is the... WORST property manager I’ve encountered in over four years here. She is mean-spirited, vindictive, and unprofessional. Her email communication is condescending and curt—unacceptable for someone in a customer-facing role. Rather than addressing issues collaboratively, she escalates conflicts unnecessarily and lacks basic empathy.
For example, a billing glitch resulted in a $100 late fee and eviction threats. After providing proof of payment, Emily admitted the issue stemmed from an uncommunicated error on her part. Yet, she offered no apology or acknowledgment of the stress caused. Complaints sent via email were routinely ignored, demonstrating a pattern of poor accountability and follow-through.
The billing system is riddled with inconsistencies. Utility charges fluctuate without explanation, sewer fees often double or triple, and security deposit deductions for minor wear-and-tear are routine. Residents report difficulty reclaiming deposits, even with proper documentation.
Since 2020, the property has significantly declined. Promises of secure parking and patrolled buildings remain unfulfilled. Frequent car break-ins and unauthorized access to the premises are met with dismissive responses, like advising tenants to “call 911.” Security cameras are limited to ground floors ONLY, with footage deleted quickly. Per 2B Policy, Residents CANNOT have access to THEIR video footage of their OWN PROPERTY.
Noise insulation is poor, maintenance requests like broken elevators linger for months, and common areas are neglected DUE TO PROPERTY MANAGEMENT NOT MAINTENANCE. CARPETS STINK AND HAVE NOT BEEN REPLACED IN YEARS. Despite exorbitant parking fees ($75–$150 monthly), security is inadequate, with frequent vehicle break-ins.
The lack of accountability, poor management, and neglectful practices by 2B Residential have made Piazza unlivable. If you value your time, money, and peace of mind, avoid this property and company at all costs. I regret not leaving sooner.

A few clarifications:
• The utility bill error was discovered, communicated to all affected parties, and corrected within hours
• There *was* a one-time glitch with the payment portal software. It did not, however, affect your account. The notices that are sent out are standard for all delinquent accounts.
• Our staff do work diligently to keep our security measures up-to-date and aligned with the needs of the community. We do recommend that community members call 911 if there is a safety concern, such as unauthorized individuals, property damage, or theft. If anyone is aware of any of these situations, please contact the authorities immediately. We will be able to share the security footage with them.
• If you have concerns about your security deposit, we can go over the photos and documentation line-by-line to ensure that you feel that everyone is treated fairly.

This is an amazing complex. The management team, leasing agents, and maintenance staff get to know every resident living on the property and truly care about them. They go out of their way to give us the best experience. They are constantly asking for feedback on things they can do to make the residents happy. It is a brand new building, so maintenance issues are rare. However, if you have a problem Calvin takes care of it immediately. The apartments are really nice with great storage and high... quality furnishings. You also get awesome free internet that is very fast and never has problems. This alone saves me ~ 100 a month. The monthly resident socials are so much fun. You won’t find a better building

Although it is a relatively new building, it is not soundproof so you can hear everything especially from the people live above you!
It is really hard to believe that a new building like Piazza cannot pass soundproofing 101. I don't recommend living in the 1st, 2nd and 3rd floor!
