I lived here for 8 and 1/2 years, so I personally witnessed the decline in everything at Vanguard Crossing.
Things were pretty awesome there prior to Banner Property Management taking over. From there they wanted to nickel and dime you on everything. When I moved in the place was 100% occupied. Today they have about 20 units at any given time available.
One time I had a really bad cold and I got a reprimand for not having brought by trash in by 9:00 A.M. They want to pretend it's a luxurious resort, but in reality it's over 10 years old and showing plenty of wear and tear. The only reason my trash was out was because they require you to pay for valet trash service.
Rents were constantly on the rise each year, which is funny since they can't keep the place full these days. The Banner Property Management is rude and act like they are running the nicest place in STL. My recommendation is to read all of the 1 star reviews. That is where you get the truth as to what is really happening there.
Another time, they towed my car out onto the street and left it unlocked. They attempted to charge me $100 for their inconvenience. I promptly told them I wasn't paying it as I had flown out of town for the week and they only gave a 24 hour notice. I couldn't move my car when I had flown out of town.
Another frequent ongoing problem is the trash bins. Not only are they very loud as others have commented, but they get extremely full on the weekends and trash piles up outside of it. How luxurious is that>
I could go on and on about how awful these Banner Property people have been. There were times when I and others felt like prisoners. I'm sure if you go for a tour they'll be as sweet as apple pie until you move in, but then you get the real people once you've paid and moved into Vanguard Crossing.

Would 100% recommend!
Before I toured Vanguard Crossing I had already toured multiple other apartments and had my mind set on another location, but Vanguard won me over. The apartment is built very well and has a nice open layout. I had a pretty quick move in turnaround from when I signed my lease and Stephanie was extremely easy to work with. The leasing team works on site so they are often there when questions pop up, and they also reply to emails pretty quickly. The location is also very appealing. Give them a tour!

Vanguard is a place of friendliness
Vanguard Crossing has been a friendly place of community for Me for the last 3 years and it will be a home for me for as long as the staff and community residents give me a sense of security and community. I personally refer Vanguard Crossing to become someone's place of home its really a great place to live I love the staff.

Nightmare!
For those considering this location, I urge you to read through previous tenant reviews—especially the negative ones, as well as reviews from other platforms. This will give you a clearer picture of how the quality of living has declined under the current property management. Be well-informed before making your decision.
I’ve been living in this apartment complex managed by Banner Property Management, and I feel compelled to share my experience regarding the noise issue caused by the 24/7 operation of the on-site trash disposal station. Every 30 to 35 minutes, there is a noise interruption that lasts about 15 minutes, with sound levels reaching up to 74 dB as measured by a decibel meter. Even with all windows closed, the noise level still hovers around 58 dB, comparable to sleeping next to an excessively loud refrigerator.
This constant humming has significantly affected living conditions, making it difficult to enjoy peace at any time of the day or night. Despite numerous complaints, the management team has shown little concern for tenant comfort or well-being.

Extremely disappointing
Property manager and staff make no attempt to be nice or helpful. The building, apartments, amenities are falling apart. Way too much money for what they claim to offer. Do not waste your time.
